Marketing your property

Knowing that 9 out of 10 of all real estate transactions are at one time or another, found, bought and/or sold by online means, it is important to select the right Realtor to advertise and sell your home. The old ways of marketing a condo/home, whether it be in newspaper, magazines or postcards, are not effective anymore.

Here's my 5 point marketing program to maximize your property's appeal to buyers:

Web Presence

I will advertise your condo/home for sale on the MLS.ca website, on my website JFratthe.com and my blog as well as online classified websites such as Kijiji and Craigslist. I will also use social media sites like Facebook and Twitter to reach those web savvy buyers.

Professional Photographs

A Realtors’ association survey found that when it comes to web features that buyers consider “very useful,” 83 percent cited pictures. Real estate photos are worth more than a thousand words and making every pixel count is more important than ever. Remember, first impressions are critical to getting the buyers interested in your condo/home. If you have average, amateur photos of your property, don't be surprise to see potential buyers overlook your listing and buy the one next door.

Custom Video

For certain condos/homes, a custom video will provide the peculiar prospective buyers with a high quality and very effective visual element that is require to move your property. Video also save you time by allowing prospective buyers the chance to view the property at their leisure. They only contact you if they are truly interested in the property.

Google Streetview

With Google Street View, prospective buyers are able to look at the houses located on each side and across the street from yours, and what the full neighbourhood offers. Parks, and other things, and also the quality of housing that could be your new neighbours.

Open House

When selling your home, holding an open house can be a valuable marketing effort. It permits buyers to come in, experience the condo/home, ask questions, peer into the rooms and generally get a feel of the place. Agent open houses are also an effective way to market your property. They provide feedback from other active agents working in the area. During the agent open house tour an agent may see your home as the 'perfect' fit for a buyer that they are working with.
